Is a corrugated roof necessarily asbestos?
No. Corrugated sheets can be made from different materials, and appearance alone cannot confirm asbestos content. Existing records or a suitable laboratory result can help establish what is present. If identification is uncertain, discuss sampling before work begins. Do not break off a piece or climb onto the roof to identify it.
Condition and planned work
The presence of asbestos does not automatically mean an entire garage has to come down. The condition of the roof, any damage and the work planned all matter. An assessment can help distinguish between a roof that may remain undisturbed and one that needs work. Tell us about leaks, broken sheets or fallen debris without moving the material.
A roof can be fragile as well as contain asbestos
Do not walk on a suspect cement roof, even if it looks sound. Take enquiry photographs from the ground or another safe position. Do not pressure-wash, drill, cut or clean the sheets to prepare for a quotation. Let us assess access and the condition before any work is arranged.
Roof removal or complete garage demolition?
Roof-only removal retains the supporting building. Complete demolition also needs an assessment of the walls, connections to neighbouring structures, services, access and what will remain. A concrete base or foundation is not automatically included. State whether the garage is attached or detached and whether you want to keep its base.
Replacement roofing and weather protection
Removing the roof exposes the building and its contents. Replacement roofing, temporary protection, gutters and structural repairs need to be agreed explicitly. Discuss who is responsible for each part and how the timing fits together. Do not assume a roof-removal price includes a new roof.
What affects the price?
Dimensions, sheet condition, access, height, adjoining buildings, debris and the agreed waste scope all affect the quotation. A roof with restricted access or damaged material may require a different approach from a straightforward detached garage. Send the approximate length and width, ground-level photographs and details of the route from the vehicle to the work.
Choosing the right contractor and scope
Ask for a written quotation identifying the material, work area, inclusions, exclusions and documentation. The required work category depends on the material, condition and method, not simply the word “asbestos”. D&M assesses each enquiry before agreeing its scope and discusses referral where another specialist is needed. Any insurance or training evidence required for your project should be confirmed before appointment.
Waste and completion records
D&M is registered with the Environment Agency as a waste carrier, registration CBDU537492. For our removal work we provide a hazardous waste consignment note and D&M’s Certificate of Cleanliness (Non-Licensable Works). The latter records completion and visual inspection for the agreed work, not an independent four-stage clearance. Third-party reassurance air testing is available by arrangement.
Already have loose sheets to collect?
Collection is a different enquiry from removal of a roof still in place. Tell us the quantity, condition, packaging and location of the waste, with photographs taken without moving or unwrapping it. We assess packaging and access requirements before quoting for collection.
